Price it right the first time. 

If your home is priced too high, it’s much harder to bring back home buyers who moved on to other listings because the asking price was out of their range.

A Redfin study reveals that homes listed on a Thursday are more likely to sell above list price and find a buyer faster than homes put on the market any other day of the week.

Stay competitive. 

Even in a seller’s market there’s no guarantee your home will be scooped up quickly – or at all. It’s important to pay attention to homes going on the market in your area, and market the particular and unique strengths of your home.

Create Curb Appeal Before Listing Your Home

  • Clean up the landscaping.
  • Trim trees and bushes in front of windows.
  • Weed, rake and mulch garden beds.
  • Cut dead branches from trees.
  • Sweep and clean sidewalks and your driveway.
  • Park in the garage or down the street (not in the driveway or in front of the house).
  • Remove trash cans and store them in the side yard.
  • Close the garage door.
  • Make sure your front door is clean and inviting..
  • Set out a few pots of flowers near the front door to add color.

Getting Ready for Your Agent to List Inside the Home

  • Clear clutter off of the kitchen counters.
  • Remove personal items, such as magnets or kids’ artwork from the refrigerator.
  • Put away all personal photographs and photos on the walls.
  • Make the beds, tuck in sheets.
  • Vacuum/sweep the floors.
  • Pick up clothing, toys and other items from the floor and relocate them into a closet.
  • If you have too much stuff, try storing your extra items in one room, your garage or in external storage.

Believe it or not: almost every home will show better with half of the furniture removed. You might want to consider removing some of your furniture, especially if it blocks pathways.
